All right. You’ve run the numbers a million times and determined that it is definitely the time to refinance, whether it is to simply lower your payments, reduce your terms or consolidate some credit card debt. What’s the next step? Sit back, relax and wait to close? NO!

Make your life easier while helping your lender expedite the process by having all of your information ready to go at the time of loan application. This will help all parties involved and keep your own headaches to a minimum. Some of these documents include:

1. One complete month of paystubs and if you are self employed or commission income appears, your last two years of complete tax returns with all schedules. Also include your last two W2’s from all of your jobs during the past two years This will help your lender determine what you actually make each month.

2. Two complete months work of bank statements, savings accounts, etc. If you have a most recent quarter from your retirement plan, have that ready too.

3. A copy of the most recent deed to your home, as well as a copy of the title policy. This should have been mailed to you from your current lender.

4. Have a copy of your most recent mortgage payment, including the toll free number for payoffs. This will allow the lender to contact the current mortgage holder once you are near closing for exact, accurate payoffs.

5. Finally, have a copy of your homeowners policy readily available, or at least your agent’s name so that your lender can contact him or her to make the appropriate changes to your policy for the new loan.

Following these five steps will make you life a lot easier during the three or four weeks it takes to close you loan, and your loan officer will be grateful to you as well! Who knows, it might even help you close quicker, which would allow you to access your cash sooner, payoff credit cards quicker or even go an extra month without a mortgage payment!

Eight Important Basics to Planning a Bridal Shower

Planning a bridal shower can be one of the most exciting activities you have ever experienced. There is so much joy associated with bridal shower. Everyone is pleased to bring gifts that the bride is excited to see as a sign of the start of her new life. Even though getting ready can be an exciting time, it can also be a very stressful time. There are so many things that you must consider when you are planning your bridal shower.

One of the most important things to first consider is the guest list. You should invite anywhere from five to twenty people. If you invite more than twenty, you risk overwhelming the bride and the guests, as you want it to be a rather intimate affair. When you make your guest list, be sure to consult the bride as to whom she wishes to have at her wedding shower. Female family members of both sides of the wedding party should certainly be at the top of your guest list. You will also want to include the bride’s closest friends, and, of course, the wedding party. Be sure that everyone who is invited to the wedding shower is also on the invitation list to the wedding to avoid any hurt feelings.

The second important thing to think about is the invitations. The invitations you choose can have any look or feel that you like. If you wish to have a themed shower, send out invitations that match your theme. For example, if you plan to have a beach party shower, send out invitations that have the look of a beach party. If you are not having a themed shower, you might want to go with something that looks like the bride’s wedding invitations. Check with the printer of her wedding invitations, as he or she might be able to cut you a deal if the bride’s invitation order was big enough. Whatever type of invitation you go with, be sure to include the guest of honor’s name, the time, date, and location of the invitation, the hostess’ name and phone number, an RSVP deadline (about two weeks before the shower is sufficient), and the shower theme. If you wish, include a map of how to reach the location. You might also think about including where the couple has registered and the colors of their future home. Send the invitations out about one month in advance of the wedding shower.

Once you’ve sent out the invitations, it is time to start planning your party. You will want to start with some light appetizers for your party guests. Try to provide a variety of foods, and try to avoid foods that guests might be allergic to. If you intend to serve highly allergenic foods like peanuts, be sure to keep them well away from the other foods you will serve. Don’t forget to think about drinks as well. Serve a wide variety, and be sure to include healthy drinks like water and fruit juice. If you also intend to serve cake, try to make it fit with the theme of your party.

Once you’ve considered the food, you are ready to start thinking about party games. You will want to play two to four games during your bridal shower. These games can serve as ice breakers if you wish. One fun game is to issue a list of common purse items. Whoever has the most items in their purse from your list wins. Another great game is a simple wedding word scramble. Whoever deciphers the most words in the time allotted is the winner.

How can you put a limit on learning more? The next section may contain that one little bit of wisdom that changes everything.

Be sure to include time in your shower for everyone to introduce themselves and their relationship to the bride. Remember that several of your guests may have a connection to no one but the bride, so it is important to help them get involved with the other shower attendees.

A sixth thing to consider when you are planning a bridal shower is party favors for all of the guests. While this tends to be a regional idea, offering party favors for each guest is a nice touch. You can do something as simple as a small box of candy or a scented candle. Try to offer party favors that reflect the theme of your shower, if you have one.

An additional thing to think about when you are planning is the decorative scheme. If you are having a themed shower, you probably already have some ideas in mind for decorations. If you are having a fairly general themed bridal shower, you need to think about table linens and centerpieces at the very least.

One final thing you must consider when you are planning a bridal shower is planning for after the shower. Buying some thank you notes for the bride to send that match the invitations is a nice touch. Furthermore, giving the bride a preprinted list of guests with up-to-date address information can also be quite helpful.

Planning a bridal shower is an intensive procedure, but getting the right combination of events will lead to a happy memory.

So you’re engaged, now it’s time to go on with the wedding planning. It can be a huge project costing a lot of money. What are you going to do?

Step one, no hyperventilating. Take a few deep breaths into a paper bag and remind yourself that you’ve got months, maybe even years before the wedding. I once knew a woman who spent a lot of money on her wedding but neglected to keep the liquor in a guarded location. It’s the little things we forget that can upturn a carefully planned event.

Step two; decide just how much you and your soon-to-be spouse are willing to pay for this event. There are ways to cut costs. Outdoor receptions bring people back to the beauty of nature without the high cost of reception halls, but be careful not to schedule on a day when it’s likely to rain. It might be helpful to look up specific dates in almanacs detailing the weather for previous years.

Step three; organize, organize, organize. Set up a timeline of major events that you need to have accomplished before the wedding day. That way if something is running behind a few months early you can adjust your schedule. Creating a down to the minute timeline for the day of the wedding is important too. As it can help prevent last second mix-ups.

The Physical Poker Advantage of Tells

Probably the biggest difference in strategy between playing online poker and playing at a physical poker table is the presence of tells.

In online poker, you can’t spot a tell even if you are the greatest mentalist in the world, because you can’t see your opponent. They be pumping their fists begging you to call, or pleading at the computer screen begging you not to call.

With online poker, you have to bring all your knowledge about strategy and game theory to be successful; playing in a casino, you need all that and a little bit of understanding about human psychology.

While I think tells are overrated to some degree, there are usually no magic “tell all” tells like the movies make it out to be, but knowing how human beings generally sit or shift or twitch when they are in positions of power or weakness is helpful.

To that end, there is a seminar devoted to spotting physical tells during the World Series of Poker Academy seminar Nov. 7 and 8 at Caesars Palace, Las Vegas. The instructional camp, incidentally, precedes the final table of the 2008 World Series main event set for Nov. 9 and 10. One of the tips, according to a former FBI agent giving a lecture who was quoted in newspaper article, is if someone reclines in their seat and splays their limbs out after pushing all in. It’s what is called a “territorial display” and what we do when we’re strong.

Interesting stuff, and I’d be curious to learn what other tips are taught at the event.

Summer Wedding: Garden Party Theme

Take love to the outdoors! Why have a bunch of loved ones sit in a hot stuffy room when you can be out embracing the warm summer weather? This is where the garden party theme comes into play for your wedding ideas. Where can you have a garden party? A private park, a beautiful yacht club, or the yard of your own home.

What does it take to pull off a successful garden party? Patience! Start planning your wedding decorations and preparations in advance. Who have you invited to the wedding? The young and elderly need a lot of shade on very hot days. Make sure that you have shady trees or large umbrellas to protect them from the hot sun. On that note, it’s important to emphasize sunscreen for all! You want everyone to have wonderful stories to tell for years! Not stories of the most painful sunburn of 2006.

It’s not very difficult to emphasize nature in a pastoral setting. Prepare tiki torches and electrical multi-colored lights if the party will extend into the late hours. Citronella candles will keep biting insects at bay while providing extra light.

A garden theme party, is exactly as it sounds. It’s a summer wedding that embraces life, nature, and everything beautiful in this world. Make sure you hold your party in a desirable safe location for children to wander and play free from harm. If there’s a lake or pond, make sure that an older child never leaves little ones unattended. If everyone has a responsibility, your summer wedding party is sure to be a smash!

The vows you take to become husband and wife are very special. Over the years many people decided to make up their own versions and today there are many different ways to make this special commitment to each other.

Most tend to follow the traditional vows of love, cherish, sickness, health, better or worse but many woman are understandably uncomfortable with the traditional obey part! That stems from a different time when that was expected.

Writing your own vows can be very emotional and are therefore words to cherish. Writing them into your order of service allows everyone to enjoy these special words with you and provides an excellent keepsake of the day.

Some couples are religious and this will be reflected in the words they choose. If you are to be married in a religious ceremony then it would be wise to check with the officiant incase there are words that you may not deviate from.
